Pre construction. We walk the property with you, scope the work, and put together a written estimate that breaks down materials, labor, and timeline by trade. If the project requires plans or permits, we coordinate with our architect and expediter and file with the relevant town or village.
Build. We assign a project manager who is your single point of contact for the entire job. You get regular updates, a shared schedule, and photo documentation as work progresses. Our subcontractors are vetted, licensed where required, and insured. We do not disappear between trades.
Closeout. We do not consider a project finished until the punch list is closed, final inspections are signed off, and the certificate of occupancy or letter of completion is in your hands. We hand over warranty documentation, paid invoices, and a binder of everything we touched.
We renovate dozens of homes a year for our own account. That volume gives us pricing on materials, reliable subcontractor relationships, and a deep familiarity with the inspectors and building departments across Long Island. When something unexpected comes up behind a wall, we have almost certainly seen it before.
We treat your money like our own. Because we run our own rehabs, we know what things should cost. We do not pad estimates, and we do not let scope creep quietly inflate a budget.
We finish. The hardest part of a renovation is often the last ten percent. We are organized about closing out punch lists, scheduling final inspections, and handing the project back to you genuinely complete.
