What is included
Our management service is full service. The headline items are:
- Leasing. Listing the unit, professional photos, marketing across the major rental sites, showings, applicant screening including credit, criminal, eviction, and income verification, lease drafting, and move in coordination.
- Rent collection. Online rent payment for tenants, automatic deposit to your account, and late notice handling.
- Maintenance. A tenant facing maintenance request system, a vetted bench of plumbers, electricians, HVAC techs, and handymen, and 24 hour emergency response. We get bids and your approval on anything above an agreed threshold.
- Inspections. Move in and move out inspections with photo documentation, plus periodic interior inspections to catch issues before they become expensive.
- Compliance. Tracking rental registrations, certificate of occupancy renewals, lead paint disclosures, smoke and carbon monoxide alarm requirements, and any town specific rental rules that apply to your property.
- Reporting. Monthly owner statements, year end documents for your accountant, and a portal where you can see income, expenses, and documents on demand.
- Difficult situations. Non payment, lease violations, holdover tenants, and evictions. We coordinate with landlord tenant counsel and walk the case through court when necessary.
What we manage
Most of our managed inventory is small residential property: single family rentals, legal two family homes, and small multifamily up to roughly twenty units. We are picky about the buildings we take on because we want every property in our book to be one we can manage well.
Why owners stay with us
We visit the properties we manage. You are not handing your asset to an out of state call center.
We are owners ourselves. We hold property in the same markets we manage. We make decisions the way we would make them on our own building, which usually means protecting the asset, keeping good tenants happy, and not spending money on things that do not matter.
We communicate. You will not have to chase us for an update on a maintenance call, a vacancy, or a problem tenant.

Management pricing depends on the property type, unit count, and scope. We are happy to put together a proposal once we have walked the building and reviewed the existing leases.
